French retail chain Hyper U is using an access control solution from ACT at one of its largest stores, a 20,000-square-metre property with 200 full-time personnel at the western town of Savenay in the Loire Estuary.

The integrator is 2ACOM who have installed the equipment in two phases after the end-user found the ACT solution to be robust, reliable and with the functionality needed to both secure the site and improve logistics by reporting on staff activity. Hyper U wanted to control and log movement of staff around the shop floor, office block, delivery areas, car parks, lifts, stock rooms and perimeter. The client also needed a hierarchical rights management system so that staff would only access certain groups of doors associated with their job function and at appropriate times of day according to their shift. Hyper U found the flexibility they needed in ACT’s door stations, door controllers, readers and ACTWin software.

The software’s graphical interface is simplifying database management for Hyper U and has allowed supervisors to create 71 user groups, so promoting complete visibility of staff movement and enhancing health & safety at a store with long opening hours where there is activity 24 hours a day. While the human resources department can intervene if workers are not in the right place when they should be, the access control system also contributes to staff welfare by creating an audit trail. This ensures that workers do not become stranded in remote areas or spend excessive amounts of time in locations such as refrigeration rooms.

The door security also ensures that prospective thieves remain on the shop-floor and are denied entry to areas where high-value items are stored. It should be noted that French supermarket retailers make extensive use of the concession system whereby there is a gallery of ‘boutique’ suppliers of items such as smart phones and tablet computers operating under the same roof.

Areas that are commercially sensitive (e.g. cashier’s office, luxury electrical goods) as well as loading bays where the presence of vehicles puts a premium on safety have a twin level of security with both keypads and proximity readers being used.

Serge Tureau is Export Sales Manager at ACT. He said: “Hyper U can take advantage of the sophisticated card editing and printing offered by ACTWin Pro as well as the software’s unlimited log events and auto-discovery of door stations and controllers on the network. Facilities managers will appreciate the ACTpro4000 door controller which offers TCP/IP networking, low bandwidth requirements and voltage monitoring.

“But at the manual level it is units such as the outdoor ACTpro 1030PM proximity reader which sits flush against a wall and is reinforced by a steel plate that will assist staff who are required to move goods in safety-critical areas, often with the use of forklift trucks.”

The ACT units cover 60 doors and the equipment is working in conjunction with intruder alarms, CCTV and perimeter intrusion protection.

The integrators, Nantes-based 2ACOM, specialise in telephony but have recognised how IP-based access control is a complementary sector in which they can work. 2ACOM have been using ACT solutions for 10 years. The company also excels in video surveillance, fire protection and network cabling services. 2ACOM covers much of the Atlantic coast in the Loire area and the metropolitan area surrounding the city of Nantes.

Whether at airports, railway stations, stadiums, shopping centres or public areas, the Panomera® multifocal sensor system has become part of a huge number of projects all over the world. Not only because this unique camera technology is capable of providing surveillance of vast areas in hitherto unimaginable resolution, and all from a single installation point, but also because it enables a huge range of analysis possibilities that were not possible with previously existing technology.

With Panomera®, functions such as panning and zooming, which are only possible in live mode with conventional PTZ cameras, are fully available also in the recordings (both in forward and backward playback), since the overall image was permanently recorded – no matter which area the security staff focused on live.

By the way: The control and operation of a Panomera® system cannot only be done with the Panomera® Viewer or the Dallmeier management system SeMSy®, but with any management software that supports ONVIF!

Visitors of the Panomera® roadshow can see the performance of this new technology in the extraordinary and extremely spacious truck. The Panomera® truck will make stops in many European cities. Anyone who is interested can visit between 10am and 4pm on any day and experience the amazing Panomera® effect at first hand.

Simon is the Commercial Director for the vacant property specialists, VPS, one of the BSIA’s member companies.

“The creation of this group highlights the specialist security requirements for vacant property management.”Simon Alderson says. “2012 saw worrying trends for empty properties, with a ten-fold increase in retail shop closures, over 60,000 metal theft crimes against business premises, and record storms. Protecting and preparing premises appropriately can make the vital difference for the owners between re-letting or selling vacant properties, or seeing them remaining empty and falling into disrepair.” he explains, and concludes: “I am also very keen to assist the BSIA’s goal to benchmark professional security services and products at the highest level – its badge and its members are rightly seen as the quality mark for security, developing the British standard for this sector.”

The Vacant Property Protection Group has initially been working to create a Code of Practice for vacant property protection. The code of practice is for businesses that provide security measures and services introduced when a property is at an increased risk of criminal attack because of a change of circumstances in its occupancy. A typical vacant property, also known as a void or empty property, is a building that has been occupied but is temporarily not in use prior to a new owner or tenant moving in. Buildings that are temporarily unoccupied are more vulnerable to arson, burglary and vandalism. The code will cover the business arrangements and the need to have a clear agreement regarding responsibilities.

Mr Alderson, 37, has worked in this sector for over a decade, joining VPS in 2003 as a Business Development Manager. He has held a number of roles and Directorships, including General Manager, SmartPatrol Property Protection Ltd (VPS Group), and Innovations and Services Director. Prior to joining VPS, Simon worked for Plastic Omnium Urban Systems and Soten UK. His most recent article was a legal update on the impact for commercial landlords on the Scrap Metal Dealers Act, published in Facilities Management magazine, FM World, March 2013.

BSIA’s Chief Executive, James Kelly, adds: “The BSIA is committed to promoting best practice, supporting excellence and educating the marketplace in all matters concerning security products and services. It makes sense to create a Vacant Property Protection Group as this sector continues to expand, develop and become an important specialist branch of security.”

VPS are the largest vacant property specialists in Europe, securing more than 90,000 properties and employing over 2000 staff in 100 locations across the UK, the US, and mainland Europe. They specialise in securing, maintaining and managing vacant property across a wide range of customer and industry sectors, working with local authorities and the UK’s leading construction companies, property developers, estate managers and insolvency practitioners. This month their parent company, the VPS Group, announced their acquisition of the Dutch offices-to-homes specialist FMT.

About VPS:
VPS’ core building services cover the vacant, unoccupied and void property lifecycle from an initial risk assessment, to security, including guarding, monitoring, clearing, cleaning, maintenance and preparation. These services protect properties against unauthorised access and a variety of hazards such as arson, theft, squatting and unauthorised occupation.

The fire and security industry has seen a huge surge in investment since the London bombings in July 2006 and the riots across the UK in 2011. This has meant that the UK’s security industry is now worth £1bn with businesses having turned to manufacturers to provide cutting edge systems.

An important component of fire and security systems are the control panels which need toincorporate a simplified, but effective design. As a result, graphic overlays and membrane keypads have been growing in popularity across the industry over the last few years, as manufacturers avoid older and more bulky keypads.

Membrane keypads are made up of three main elements which include a graphic overlay, an electrically insulating spacer, and a printed film circuit. They can be tactile or non-tactile, and are an ideal option for many products across a wide range of industries.

These are chosen by manufacturers in the sector as they are extremely robust and can handle a variety of extreme conditions. Keypads are also versatile, and can be used on a variety of different products including; electronic access control panels and CCTV, intruder alarms, fire detection and control panels, gates, barriers, and door entry systems

Why should I use a membrane keypad?

Membrane keypads can also be compact, in some cases assemblies can be designed as thin as 0.4mm, giving a more modern look than other keypads – for example a rubber keymat mounted onto a PCB switch. Advances in manufacturing means that silver circuits can be printed double sided to produce the equivalent of four layer PCBs that can fit smaller and more compact applications.

In many cases, flame retardants can be incorporated into the manufacturing process. For instance, Fascia manufactures keypads and overlays which incorporate Lexan flame retardant clear polycarbonate films that have a listing of UL94-V0. These films are suitable for most applications and can be used effectively when thermoforming, hydroforming, embossing, die-cutting, folding, and bending.

Before going into production, it’s a good idea to get some advice from an experienced manufacturer on the different features you may want to consider including:

Appearance - Tailor-made in design, shape and colour, membrane keypads offer flexibility in the choice of layout, and can incorporate a range of finishes to give a sleek and modern look. A wide selection of surface finishes can be combined with a variety of embossing techniques to produce graphic overlays with the highest cosmetic appeal and physical toughness. A hardcoat polyester film gives a brushed stainless steel effect, and chrome ink technology gives a bright metallic finish. Selective UV finishes together with insertable legend systems can also be incorporated to provide maximum adaptability.

Shielding - Overlays and keypads must be impervious to interference from energy in order to protect internal components. Fascia has the ability to shield products from radio frequency interference (RFI) and electromagnetic waves (EMC) to reduce the risk of the product malfunctioning without compromising the reliability of the product.

Sealability - IP (Ingress Protection) ratings define the level of protection a membrane keypad has from the intrusion of dirt and moisture. The first digit represents the protection of ingress from solid objects, and the second, from the ingress of liquids. Fascia has the ability to IP rate keypads up to IP68, to prevent water or dirt intrusion. This ensures the keypad is sealed and cannot be damaged even when submerged in water.

Backlighting or LEDs – Membrane keypads can include a wealth of specialist features, such as a ‘secret-til-lit’ function, fibre optics, electro-luminescent back illumination, or surface mounted light emitting diodes (LEDs) – which can be used as warning or indicator lights, due to their effective way of communicating the status of the device to the user.

It is also important that each product is value engineered. At Fascia, we identify cost savings by taking a value engineering approach to make suggestions about materials, adhesives and specification of parts, to ensure customers receive the most cost effective, high-quality product possible.

But its biggest success is returning these properties to occupancy and commercial use.

Recent major installations by specialist access control and void security contractor Loxal Security have seen the property asset portfolio they protect top £100million. New instructions in retail ‘sheds’, major industrial sites and high-value residential property have added to the breadth of commercial and residential property types secured by Loxal.

Loxal’s unique ranges of physical and electronic security measures and access control technology are bespoke designed to work in vacant property as they require no mains power or telephone lines. Anti-vandal steel doors and window screens create a formidable perimeter security deterrent whilst alarm systems detect intruders breaching the building envelope. Loxal’s LX3 alarm system features CCTV video verification of alarm events which eliminate false alarms and associated response costs. Flexible installation methods and modular construction of the physical security systems minimises any damage to existing glazing, window or door frames maintaining the property asset value and speeding re-letting. The risk of vandal attack, theft of fixtures and fittings, arson and squatting to commercial and residential property is significantly reduced.

To maintain the appeal of protected properties to potential purchasers or tenants, Loxal security systems have a low visual impact through their discrete design. Unique Chameleon graphics applied to steel window screens and doors effectively disguises the perimeter security maintaining ‘kerb appeal’. Graphics can be tailored to specific properties and mimic existing fenestration or feature advertising for the landlord and agents. Void alarm systems control units, keypads and detectors are compact, discrete and are not housed in bulky steel containers bolted centrally to the floor of the property as required with earlier technology.

As voids are also workplaces for repairs contractors, agents and visited frequently by the landlord and potential tenants, health and safety is a priority. Loxal has developed market leading innovations to maintain safety within voids such as removing the need for potentially dangerous steel studding to protrude into the building. Every void door can be locked internally and egress achieved without keys or codes. All doors feature a spyhole and Loxal’s unique temporary rear fire exit door offers two routes of escape.

Loxal’s innovative IDACS digital access control technology means that entry to the property can be achieved without keys improving the operational productivity of repairs staff whilst making life easier for the landlord and their agents. IDACS is universal to all Loxal products and creates a detailed audit trail of activity at each property. This management information enables landlords to forensically analyse the void turnaround process and offers peace of mind that weekly insurance site inspections and mobile guard patrols took place. Significant reductions in void periods for social landlords have been demonstrated and the resulting rent gains more than pay for Loxal’s services.

This product technology innovation is mirrored with Loxal’s installation expertise and wider management services to the property portfolio including weekly site inspections to comply with insurance conditions, detailed risk, H&S and security audits, drain-down and electrical isolation. All property inspection reports are accessed through Loxal’s website client portal which is accessed by commercial agents, administrators, corporate recovery, insolvency practitioners, insurance brokers and social landlord clients.

Greg White, Loxal Director says, ‘Loxal’s track record in delivering products and services to support organisations with vacant property is renown. However it’s our ability to support the turnaround process that sets us apart. Our ability to return property to occupancy with minimal damage, hassle, risk or management time whilst maintaining the properties asset value is where Loxal wins. Our latest batch of major installations is proof that our clients trust Loxal to achieve their objectives for each property ’.

Making its world debut at IFSEC 2013, 13th – 16th May NEC Birmingham on stands A50 and D40, Clay™ by SALTO will initially be launched into the SME (Small Medium Enterprise) market in the United Kingdom, Denmark and Netherlands with other regions and markets to follow rapidly.

It is a ground-breaking product that brings electronic solutions to SME’s, providing vastly better functionality and performance than is possible in a traditional mechanical solution, and with a flexible management system that requires no cumbersome software installation or cost of a fully-wired electronic product.

Until now many SME’s have been unable to take best advantage of many of the top technological solutions in access control largely because of the cost and complexity of those systems. Clay™ combines a cloud-based intuitive software platform that is easy and fast to understand and manage, with high quality and design hardware that is easy and quick to install, providing the same features as wired systems at less than 70% of the cost.

Its increased security comes from users being able to easily and intuitively establish, consult, change and cancel specific access rights by person and place and time, and all in real-time, thus eliminating the problems and limitations of their existing mechanical solutions, such as the costs associated with changing locks, keys, and cylinders when keys get lost.

Clay™ incorporates SALTO Systems’ wireless hardware, capitalising on SALTO’s outstanding products that have seen the company become one of the world’s top electronic lock manufacturers, with more than one million electronic locks installed globally. The key hardware element is the Clay™ IQ that serves as the hub between the wireless lock and the cloud, and is so simple to set up, users need only plug it into a standard electrical socket. Neither router configuration, nor any other cabling is required.

“SALTO has grown to be the market leader in Data-on-Card and wireless access control solutions by focusing on and delivering what the market needs to stay secure not just today, but tomorrow as well” says Jennifer Stack, Vice President Marketing SALTO Systems.

“Our revolutionary new Clay™ product utilizes the versatility of the cloud to give owners of SME businesses the ability to control their building access remotely and manage it in real-time via any device with an internet connection, providing security that is both flexible and future-proof.”

If you want to find out more about Clay™ by SALTO contact SALTO Systems for further information or, for a live demo, please come visit us at IFSEC.
